Last week a man, woman, and two year old child moved into my apartment with approximately 12 hours notice. Do I have legal recourse?

There are three important parties in this: Me, the Landlord who previously owned the unit and I pay rent to, and the new Owner.

I am a single college student in Utah. I have been leasing a room in a condo since September 2018 with the lease expiring at the end of this month (April) with no option to renew. I have had one roommate for most of the lease. The landlord has consistently been breaking landlord-tenant law (to my limited knowledge) by entering the property with no notice given. He even slept on the couch for about a week at one point.

Last week, Monday night, the landlord walks in (no notice) and notifies me that the new owner of the property will be moving into the unoccupied master bedroom the next day and that he was already on his way from California. I figure that while rude, one additional roommate will not be a problem.

I go to work on Tuesday and when I return after 5pm I find a man, woman, and child sitting on the couch watching TV. It is only then that I am informed that all three will be staying.

The landlord pulled me aside later in another of his unannounced visits and told me that he would be exempting me from rent and returning by deposit in full because he felt bad about the situation. I do a bit of research on my own and unfortunately can find nothing to help in the situation, so I accept the offer and decide to wait out this last month. Seeing as I no longer had to worry about rent I made the requisite payments to my new apartment (lease beginning in May) and paid down my credit card, effectively draining my bank account. Tonight the landlord arrives and tells me that the owner is forcing him to have me pay rent in full, despite our agreement. I can not pay at least until my next paycheck. Do I have any legal options, I can not afford a lawyer.

Additionally:

- Have requested a copy of my contract many times and have never received it. Requests have been both via text message and in person.

- My roommate attends a university that disallows students from living with members of the opposite sex. If they were to discover that a woman now lives here he could be subject to disciplinary action, possibly expelled.
